A maintenance visit covers the full working condition of your system, not just a filter change and a quick look. During a visit we typically:

- Check electrical connections, safety controls, and thermostat operation
- Look for wear, leaks, drainage problems, and airflow issues
- Test the system through a full heating or cooling cycle where conditions allow
- Go over anything we find with you, in plain terms, before any extra work is discussed
If something beyond the maintenance work itself needs attention, we explain what it is, why it matters, and what it would cost. Anything additional is an extra charge, and nothing extra gets done without your go ahead.
Straightforward Pricing, Paid Per Visit
Maintenance is $149 per unit, per visit, with filters included. That is the whole pricing model. There is no prepaid annual plan, no membership, no subscription, no contract, and no auto-renewal. You pay for a visit when you choose to have one, and that is it. Our prices are set to support thorough, careful service. We only recommend work your system actually needs, and we would rather tell you a system is in good shape than sell you something it does not need.
How Scheduling Works
You do not have to keep track of dates or commit to anything in advance. We keep a record of when we last serviced your system. When maintenance is coming due, we check in with you first to confirm you still want the service and want us to come out. If the timing works, we schedule the visit. If it does not, we simply check back later. Each visit is your choice, every time.
Why Twice a Year Is Usually Recommended
For most homes and light commercial properties in this area, we usually recommend two maintenance visits per year, one before the cooling season and one before the heating season. South Orange County systems work through long, warm stretches, and furnaces and heat pumps can sit idle for months before they are needed again. A visit ahead of each season means the equipment gets checked, cleaned, and tested before it has to work hard, which is when small issues are cheapest and easiest to deal with. If you choose both visits, that comes to $298 per unit per year. Choosing one visit a year is also fine, and we will tell you honestly if your system's age and condition call for more attention or less.
