Areas We Serve in South Orange County

Fortt Mechanical Inc is based in Mission Viejo, and most of our work stays within a short drive of home. We are a father and son shop, Art Fortt and Lucas Fortt, and when you call, one of us answers and one of us shows up. This page lists the communities where we work every week and the services we bring to them. For the right job, especially light commercial and property management work, we travel further across Southern California.

Home Base: Mission Viejo

Mission Viejo is home, and it is where we take the most calls: air conditioning and furnace repair, maintenance visits, system replacements in existing homes, and second opinions on replacement quotes from other companies. Being local means we know the housing stock here well, from the older homes near the lake to the newer master planned neighborhoods, and we know the equipment problems that tend to come with each.

Communities We Serve

Core South Orange County: Mission Viejo, Lake Forest, Laguna Hills, Laguna Niguel, Aliso Viejo, Ladera Ranch, Rancho Santa Margarita, and Rancho Mission Viejo.

Coastal communities: Dana Point, San Juan Capistrano, Laguna Beach, Newport Beach, and Costa Mesa.

North and east: Irvine, Orange, Foothill Ranch, Portola Hills, Coto de Caza, Dove Canyon, and Laguna Woods.

What We Do in These Areas

In every community on this page we offer the same core work. We troubleshoot and repair air conditioners, furnaces, and heat pumps, and we repair first whenever a proper diagnosis shows repair is the sound option. We install replacements in existing homes and buildings, service ductless mini splits, and give second opinions before a homeowner signs a replacement quote. Maintenance visits are $149 per unit per visit, with filters included, paid per visit, with no prepaid plan and no contract. Light commercial work, especially for property managers, is some of our favorite work, and we cover the same areas for it.

If you are just outside the areas listed here, it is still worth asking. For the right job, we travel.
