HVAC Maintenance Plans for Mission Viejo Homeowners

A maintenance visit is only useful if it actually checks the things that cause breakdowns. Too many maintenance visits are just a filter change and a quick look. We offer maintenance visits for existing residential and light commercial systems in South Orange County, and what we check is the point of the visit. Maintenance is paid per visit at $149 per unit, with filters included. Anything beyond the maintenance work itself is an additional charge. There is no prepaid annual plan, membership, subscription, or contract, and no auto-renewal. The price supports thorough service, and only needed work is recommended.

What a Thorough Visit Checks

A thorough maintenance visit looks at filters and airflow, coils, drains, thermostat and controls, electrical components, refrigerant charge and signs of leaks, and overall equipment condition.

Catching Problems Early

It also looks for the early signs that cause repeat calls: a unit that is starting to short-cycle, a drain that is beginning to clog, a control that is drifting out of calibration, or a component that is wearing before it fails. Catching those early is what turns maintenance into fewer emergency calls, rather than just a scheduled visit.

What Maintenance Does and Does Not Do

Maintenance does not make a system immortal, and it does not guarantee that nothing will ever fail. What it does is reduce avoidable failures, keep efficiency from sliding due to dirt and airflow problems, and give you a record of your system over time. That record helps with later diagnosis, because a technician can see what changed since the last visit.

Frequently Asked Questions

What is actually checked?

Filters and airflow, coils, drains, controls, electrical components, refrigerant charge and leak signs, and equipment condition, with findings explained in plain language.

How often should maintenance be done?

Two maintenance visits per year are usually recommended, so $298 per unit per year if you choose both, but you choose each visit. Fortt tracks the time since your prior work and, when maintenance is due, confirms you still want the service and want Fortt to come out before scheduling.

Does maintenance replace repair?

No. If a fault is found, it still needs diagnosis and repair, but finding it during maintenance is usually better than finding it on a hot afternoon.
